A practical starting point for sellers
You do not need to know the answer before calling.
Many sellers contact us before they know whether they need an auction, an appraisal, a real estate listing, or help deciding what is worth selling. That is normal. Our job is to help you understand the options and determine the next step.
Bluegrass works with families, fiduciaries, collectors, property owners, executors, attorneys, trustees, and downsizing homeowners. We are accustomed to situations where time, property condition, family logistics, and multiple categories of property all have to be considered together.
The Seller Process
These steps are a general guide. The exact process depends on the type of property, whether real estate is involved, the seller's timing, and the service that is ultimately selected.
Start with a conversation
We ask about the property, the location, the reason for selling or valuing it, the timeline, and who is involved in the decision-making process.
Review the property
Depending on the situation, that may mean reviewing photos, discussing key categories, scheduling an appointment, or coordinating a broader estate or real estate evaluation.
Recommend a path
We help determine whether the best next step is personal property auction, real estate auction, traditional listing, appraisal, selected consignment, or a combined plan.
Prepare for sale or valuation
Accepted sale property is organized, researched, photographed, cataloged, and prepared for marketing. Appraisal work follows the agreed scope of review and reporting.
Market and conduct the sale
For auction or real estate sale work, we focus on presentation, buyer reach, communication, and sale execution according to the selected method.
Settlement and next steps
After the sale or appraisal work is complete, we help move the project toward settlement, documentation, and any remaining next steps.
Choosing the Right Path
Personal Property Auction
Best suited when property can benefit from auction competition, cataloging, photography, and buyer reach. This may involve a complete estate, downsizing contents, collection, vehicle, jewelry, fine art, or selected consignment.
Real Estate Auction or Listing
Best suited when a house, land, or other real estate needs to be sold and the seller needs help deciding whether auction or traditional listing is the better method.
Appraisal or Estate Valuation
Best suited when the property needs to be valued for estate filing, property division, legal or fiduciary needs, or documentation before a sale decision is made.
Working with families and fiduciaries
Clear communication matters when more than one person is involved.
Estate, trust, and downsizing work often involves family members, executors, trustees, attorneys, agents, and property owners who may not all be in the same place. A defined process helps reduce confusion and keeps the focus on the property, the timeline, and the seller's goals.
When you contact us, tell us who is authorized to make decisions, whether there are legal or fiduciary requirements, and whether any deadlines are already in place.
Preparing for the First Conversation
For personal property
- Photograph rooms, cabinets, collections, jewelry, art, vehicles, tools, and specialty items.
- Do not discard items before an initial review if you are unsure about value.
- Identify known collections, family heirlooms, documents, titles, or prior appraisals.
- Tell us whether items are in a house, storage unit, business, farm, or multiple locations.
For real estate
- Provide the address and basic property condition.
- Share whether the property is occupied, vacant, estate-owned, or part of a larger transition.
- Let us know whether personal property remains in the house.
- Identify any timing, title, estate, trust, or legal considerations that may affect the sale.
